TideMark Home, LLC - Terms and Conditions

These terms apply to preventative home maintenance, cleaning, and property support services provided by TideMark Home, LLC (“TideMark,” “we,” or “us”).

1. Service Scope and Authorization

We perform the services described in your approved quote or written service confirmation. Work not expressly included requires separate approval. Before work begins, the customer or authorized representative must approve the scope, pricing, and these terms through a signed agreement, quote approval, or written acknowledgment.

The person authorizing service confirms that they have permission to approve work at the property.

2. Pricing and Additional Work

Pricing is based on the agreed scope and property information provided. If actual conditions differ—including height, access, equipment condition, or cleaning requirements—we will explain any proposed changes and obtain approval before performing work that carries additional charges.

Promotional pricing is subject to the eligibility requirements and scope stated in the offer.

3. Scheduling and Cancellations

Submitting a request does not confirm an appointment. We confirm appointments directly with the customer or authorized property representative.

Please contact us as soon as possible if you need to cancel or reschedule. Weather, unsafe conditions, equipment issues, or access restrictions may require rescheduling. We will communicate changes as promptly as practical.

4. Property Access and Preparation

Customers must provide safe, authorized access to the property and service areas, secure pets, and disclose known hazards or damaged equipment. Appropriate access instructions must be provided when the customer will not be present.

We may pause or decline work when conditions prevent safe service.

5. Existing Conditions

Please disclose known problems such as damaged venting, loose connections, leaks, malfunctioning equipment, or deteriorated surfaces.

If we identify an issue affecting safe completion, we will stop the affected work and discuss next steps. Correcting pre-existing defects is excluded unless specifically included in the approved scope. This exclusion does not excuse damage caused by our work.

6. Maintenance and Cleaning Limitations

Our services are limited to the agreed work and safely accessible areas. They are not comprehensive home inspections, code-compliance assessments, or certifications of equipment safety. Concealed or inaccessible conditions may remain undetected.

Dryer vent cleaning and airflow testing do not guarantee dryer performance or eliminate all fire risk. Damaged ductwork, appliance problems, or inaccessible blockages may require additional service by an appropriate professional.

HVAC maintenance is limited to the listed cleaning, condensate-line flushing, and filter replacement tasks. Diagnostic services, refrigerant work, and equipment repairs are excluded.

Gutter cleaning does not include repairs or guarantee against future blockage, overflow, or drainage problems.

Exterior cleaning results depend on surface material and condition. Permanent stains, discoloration, and deterioration may remain after cleaning.

7. Property Manager Support

Scheduled visits, arrival and departure preparation, post-storm checks, and vendor coordination cover only the agreed tasks. Reports describe observable conditions at the time of the visit.

These services do not include continuous monitoring, security services, emergency response, or a guarantee that every issue will be identified.

Third-party vendors are responsible for their own services and warranties. Additional vendor work or charges require authorization.

8. Payment

Payment is due upon completion unless different terms are agreed in writing.

Any required deposit, recurring-plan pricing, or property manager billing arrangement will be stated in the applicable quote or agreement. Recurring service frequency, renewal, and cancellation terms must be agreed separately.

If service cannot be completed, charges for completed work will follow the previously agreed pricing or require customer approval.

9. Photos and Service Documentation

We may take photos, videos, and measurements relevant to documenting property conditions and completed work. Documentation may be shared with the customer or authorized property representative.

We will request separate permission before using identifiable property images or customer information for public marketing.

10. Service Concerns

Please notify us promptly of any concern about completed work so we can review it and discuss appropriate next steps.

Any specific warranty or service guarantee must be provided in writing. Nothing in these terms limits rights or remedies available under applicable law.

11. Separate Agreements and Updates

A separately approved written agreement controls where it conflicts with these general terms.

Updates to these terms apply to services approved after the updated terms are provided. Changes do not retroactively alter previously approved agreements.
